How did we manage to sell the house in Staré Hradiště?

The sale of the house in Staré Hradiště was one of the most complex tasks we have ever executed. We all know the cliché phrase “from A to Z”. But here the term is truly justified. In this article, we would like to introduce you all bits and pieces of this puzzle. Why? Because you’ll better understand our vision and the way we approach complex jobs with ease and simplicity.

1. First contact with the property

The property owners approached us with the sale of a two-generation home that had been in their possession for only a year and a half. They were in a real hurry to sell, as they were moving abroad and needed the money to buy a new property. Their workload didn't allow them to do much of the planned renovation. The owners lived on the top floor (renovated) and the bottom floor was absolutely unoccupied and in its original state (30 years without any renovation). Combined with the condition of the large garden and pergola, we saw the a huge challenge ahead of us.

We had a clear vision with which we wanted to sell the property. However, in its state not only would the sale be more time consuming with a lower price tag, but we would not have put built the property into such a strong position in the market. So a highly disadvantageous scenario for the seller. There was nothing to deal with. The obvious choice was to completely turn the property around.

2. The strategic plan and reconstruction

We sat down with the architect, interior designer, construction company, creatives, and gradually approached the ideal scope of the renovation. Within a week, we created a complete plan and presented it to the owners. We take into account also the projected increase in the market value of the property.

But more on the specific numbers later in the article. The next day we got the green light and in another 48 hours the actual reconstruction began. An outstanding team of professionals completed the renovation in 15 days. Including the cleanup 🙂

3. The renovation is all done and now let’s furnish the property all the way to the top.

In parallel with the renovation, we worked with the interior designer to choose the right matching style, colours and accessories. The aim was to find a compromise between functionality, practicality that would work with the modern interior. From a range of visuals, we selected a winner, tweaked a few details, ordered the equipment and arranged shipping to the point of sale. Ehm, and who will assemble it all? Well, us. Within 48hrs of completing the renovation, we had the property ready for the photoshoot.

4. A modern property presentation - how do we set up the property?

Today's modern age allows for much more than just taking pictures of a property and posting them on real estate portals. Well, we are trying to be a much more innovative over at Propexa. Our team is always trying to exceed the expectations and put their best into every single case. We always look for the element of difference and present the property in its full, but realistic glory. 5. How long did it take us to sell the house?

Not really. We stand on the side of the sellers, always defending their interests and looking for ways (even the most complex ones) to achieve a successful sale in terms of speed, price and the final sale itself. That's exactly what we have achieved with our sales strategy in Staré Hradiště. Thirteen viewings in one week, signing the reservation contract in 8 days, increasing the purchase price by 900k CZK compared to the originally expected price, a pleasant atmosphere throughout the sale, and most importantly a satisfied client who stands at the end as a winner. All this encapsulates a great feeling for us with all sides happy. 🙂

And what about the buyers? Lovely people, for whom the renovation and garden landscaping, we carried out, saved them not only a lot of work, but also time. We have created a charming home where they can feel truly pleasant. In addition, the property was sold fully furnished, all under the supervision of our interior designer.
