What did your journey to real estate video production and photography look like?
Real estate photography was one of my first paid jobs, and thanks to that I decided to leave the world of an online marketing corporation and start up my own venture. In the real estate, it is more of a technical photo shoot, where perspective, composition and light play a big role all together. It just has certain rules. It's very interesting, because the real challenge lies in the detail. There aren't that many external options to work with, but I'm trying to be more creative in my work. The production of real estate videos came much later, because there was no such interest before. This trend has only emerged in the last few years. Fortunately, in the meantime, I have gained experience in the production of corporate and wedding videos. After all, video is a bit more complicated than real estate photography itself.
What elements do you primarily focus on when presenting a property? Be careful not to reveal your know-how!
Thank you, I will try to be careful 🙂 At the first glance, the property presentation should attract the viewer’s eye and, subsequently show it’s actual disposition that accurately represents the space as if they were in it. For example, by choosing a way too wide lens (often on mobile phones) the space in the pictures may seem larger (more inflated) than it actually is. This is really incorrect in terms of a professional photographer. The property must correspond the reality as much as possible without distorting it. My goal is to look at the property through the clients’ perspective while being able to realistically imagine what the space looks like. In the photos and especially in the video itself, I then try to show not only the whole space, but the atmosphere of the place to evoke emotions in people.
What do you think was the turning point that real estate videos are now so popular among brokers?
It’s all about the trends and this is yet another one. Video is becoming more and more popular not only in real estate, but in other industries as well. It is simply a great way to attract and differentiate yourself from the competition - there is just so much flexibility! I think that the trends of social media exponentially increase the speed of consumption and the selection of client information and thus move the brokers more and more towards the video production.
Matyáš, do you perceive real estate videos as an important marketing tool for brokers?
I definitely do. No doubts! The moving picture is definitely more interesting for the audience. Additionally, it is possible to briefly present more information at once. Unlike the written text, people do not feel overwhelmed. And as a bonus, the video has more room for creativity and thus a better representation of the overall mood in in property. On the other hand, the video should stand alongside of traditional photographs, where the client can view the premises in detail and go through all the necessary and technical information.
What do you think distinguishes a quality professional presentation of real estate from the average one?
First of all, the professional image catches the eye at first sight and is fairly recognizable from all the average photos in the endless list of sought-after properties. A professional property presentation contains all the necessary information and a clear visual idea of what the property looks like. Therefore, both the client and the seller save time. And as everybody knows, time is money. Ultimately, the way the information is presented can be crucial in the clients’ decision making process of either investing in the property, or not.
And finally: What future goals have you set for the upcoming year?
My goal is to continually improve the quality of the final product. This goes hand in hand with approaching new projects with innovation and constantly looking for ways to move Propexa's real estate presentation forward and in front of their competitors.
